I agreed to provide a review in exchange for a copy of this book. I was actually surprised at all the information packed into such a small book! The author did a great job of conveying the "big" attributes, without the clutter of deep technical terms. No matter your age, or level of real estate sophistication, you can read this book and walk away with some great, actionable information! In fact, I think I'll take his advice and investigate real estate for my next investment opportunity! Great job!

The idea of building wealth through real estate had been in the back of my mind since buying my first house at age 22. It has been too easy to let time slip by and let life just happen. Reading Dave's book motivated me to take back control of my dreams and not waste anymore time. My goal of building wealth and a retirement plan through real estate can actually become a reality.
This book offers a simple, yet comprehensive look at getting started with real estate investing and building your future. I know there are numerous books, seminars, and classes that you can take to learn all sorts of tips and tricks for real estate, but if you are looking for good information that is easy to digest, then this book is for you.
This book delivers on its promise of both being little and powerful.
Even though it has some issues, it's still a very valuable read for anyone considering getting into real estate as a way to build wealth and become financially independent.
Pros
- A lot of great information that you can absorb very quickly. (A cool house exchange strategy to pay no taxes, writing off travel costs using real estate, and more.)
- Can provide a much needed mindset shift from consumer to producer. His explanation of real estate commissions, and how buying a bigger house every time you move will keep you from ever achieving financial independence.
Cons
- Book is much smaller than I thought. It contains both the English and Spanish version in the same book (which makes no sense IMO. These should be two different books both for SEO purposes, and buyer understanding purposes.) I still had 50% of the book left when it ended very abruptly and went on to the Spanish part.
- His argument for why purchasing a home is a good investment is often "just ask anyone who owns a home!" That can lead to getting information from people who are victims of the sunk cost fallacy (they paid for the house so they want to think it's a good investment) or those who just repeat that information without thinking about it for themselves. Median house prices did beat inflation since 1965 (median price of $20,000 to $210,000 in 2010 VS dollar value due to inflation from $20,000 to $146,904.08 in 2010), however the same $20,000 invested in the S&P index would yield about $250,000 in 2010.
HOWEVER, neither of these account for human element and the panic selling you might do during down markets for both real estate and the S&P, OR the fact that specific housing areas might appreciate greatly (Austin) or depreciate greatly (Detroit).
That said, would I still recommend this book?
Yes! It's a quick, but valuable read for anyone who wants to achieve financial independence and who is considering using real estate as a way of getting there (or maintaining your wealth.)

Information in the book is 100% correct in my opinion
Dave Watts hits it on the head with an easy to understand real estate investing guide from A-Z. Dave writes as if he anticipates your questions and explains tips and strategies step by step as if he was speaking to you directly. It is rare to find a broad range of helpful information within such a quick read.
